
The purpose of commissioning is to verify that the building systems are installed, operate and function according to the owner's project requirements and designs.
Commissioning (Cx), as per the National Environmental Balancing Bureau (NEBB), is defined as "the technical systematic process of verifying and testing building systems." The purpose of commissioning is to verify that all building systems work correctly and can be operated effectively.
CEI verifies the systems, equipment, and interfaces in the commissioning scope and ensures that they are installed, tested, and operating in accordance with designer plans, specifications, contract documents, and owner recommendations. CEI accomplishes this through coordination with the owner, designers and contractors.
Design Phase Commissioning
During the design phase, CEI develops system readiness checklists (SRCs) and performs functional performance tests (FPTs) as required. CEI also uses pre-construction checklists (PCCs) to document the condition of any existing equipment in the scope of work that is designated to be removed and re-installed.
Construction Phase Commissioning
During the construction phase, CEI implements the above-mentioned SRCs, FPTs, and PCCs as required to determine that the installed equipment meets the operational requirements of the project’s design documents.
